Nueces County Property Tax Trends

Like any Texas county in the past decade that is desirable to live in, Nueces has seen property values double in the past decade. While some trendy counties have even tripled, Nueces is still one of the most expensive counties in the state. This is thanks to premier real estate being at a premium. While exemptions are a fine first step in protecting a property from overzealous appraisal, taxpayers are turning to Property tax protests at a record clip. NCAD Total Market Value of Property

In 2024, Nueces County’s total property value topped the scales just shy of $66 billion. This was a new record, beating out 2023’s $64.22 billion. The county has been on an upward trajectory for the past decade, though explosive growth has slowed a bit. A decade ago, the total value was just $26.67 billion. This growth was quite impressive, considering the county lies outside the triangle of Houston, DFW, and Austin/San Antonio.

The largest contributor to this rise was single family homes, which totaled $32.42 billion, a new record. Oil and gas and industrial properties finished with $21.27 billion, followed by commercial real estate at $9.52 billion. Apartments and other multi family housing rounded out the total with $2.72 billion. Single family homes usually make up the biggest chunk of value in Texas, with the exception of a few counties, such as Bell.

NCAD Value Reduction by Type of Appeal

Property tax protests in Nueces County have not only become much more common but also much more effective. 2024 saw the most value ever reduced in the county’s history, with $1.12 billion cut from the books. This was a large improvement over 2023’s $1.15 billion. Reductions had been underachieving since 2019, but certainly saw a resurgence in 2024.

This large jump in value was thanks to the success of formal appeals. While they have always played second fiddle to informal hearings, formal protests surged in 2024, reducing the total by $692 million. This was only the second time in the past decade that this was achieved. Informal appeals had their best results since 2019, reaching $685 million in reductions. In 2023, informal appeals had rebounded from historic lows, reaching $660 million. Many counties are relying more on formal protests, which could be a trend that Nueces is joining permanently.

Total NCAD Property Tax Savings by Type

The total tax savings followed the value cuts, with 2024 being the best year yet for cut taxes. $31.87 million was saved thanks to dedicated protesters. The previous record was $25.43 million in 2018, marking a new era in successful protests. This hopefully demonstrates a trend in the right direction after five years of lower savings. d.

This spike was thanks to a massive improvement in business savings. $23.02 million was saved for commercial properties, the best number ever seen in the county. Businesses tend to save the most money in Texas, as they have the most value for every parcel. Homes saw a slight decline in their savings, reaching $8.85 million. This was down from the record of $9.5 million set in 2023.
