NCAD Judicial Appeals Filed by Property Type

There were 244 judicial appeals filed in 2024, just beating the previous record of 242. Back in 2014, only 32 lawsuits were filed, demonstrating how far Nueces County has come in a decade. As these lawsuits are driven by major companies and affluent homes, this is a strong indicator that the county is changing for the better economically.

As is typical for Texas, commercial properties were the No. 1 filer of suits at 159. This was followed by apartments and other multi family housing with 60. 17 single family homes were contested with district court lawsuits, the lowest of the past three years, but more than double what has been typically seen in the county. A total of eight oil and gas or utility properties were contested at the highest level.

Texas property owners should protest annually since An annual appeal minimizes property taxes, sometimes well below market value.

NCAD Value Involved in Judicial Appeals

While lawsuits were up, they were protesting a smaller value than in recent years. A total value of $2.83 billion was contested, down from $3.59 billion in 2023. This was mostly thanks to a sudden drop in oil and gas value, which fell from $1.42 billion to $179 million. Multi family housing hit a record high of $1.49 billion, while commercial real estate achieved a total value of $1.09 billion. Homes saw their largest value total ever at $79 million.
