Nueces County Appraisal District - Total Value of Parcels

Thanks to largely being coastal, Nueces is not the largest in Texas, but it is still packed with value. With 217,100 parcels and a combined value of $65.92 billion, the county packs a lot into a small package. However, only a small fraction of these parcels are surveyed every year by the Nueces County Appraisal District (NCAD), leading to many blind estimates and errors. Thankfully, taxpayers can use appeals to fix these mistakes and cut down taxable value. Get help in this endeavor by joining O’Connor’s Property Tax Protection Program™ today. No hidden fees or upfront costs, you only pay if you win. Enroll, relax, and save.

NCAD Tax Parcels

With Corpus Christi at its heart, Nueces County sees most of its value based on an island or on the coast. While this does limit the size of the area, it does greatly increase the worth of each piece of real estate. While exemptions are a great first step, taxpayers can also use property tax appeals to slow down the aggressive appraisals of NCAD.

With over 50 years of experience, O’Connor has been helping Texans fight their CAD for decades. One of the largest firms in the nation, O’Connor is both a national company and a stalwart when it comes to Texas. NCAD Total Number of Parcels in District

With 217,100 parcels to its name, Nueces County is compact but still filled with unique properties. Despite being confined to a relatively small area, most of these properties go without appraisal by NCAD. The organization has barely grown in the past decade, despite the area expanding by leaps and bounds. This means that NCAD has to resort to methods like computer models and educated estimates to determine the worth of homes and businesses. This leads to both factual errors and incorrect valuations. Both of these are ripe for property tax protests.

Total Market Value for All Property

When added all together, the total value of the county was $65.92 billion in 2024. This was the highest in the county’s history, capping off a trend that has seen values double over the past decade. While these increases have been gradual, rather than spikes, they still make life hard for both those trying to buy property and those who wish to stay in their homes.

Homes accounted for $32.41 billion of the total value, which is what usually occurs in Texas. Oil, gas, and utility properties were in second place with $21.27 billion, followed by commercial real estate with $9.52 billion. Apartments and other multi family housing buildings came in last with a respectable $2.72 billion.
