Nueces Appraisal Review Board Staff Numbers

As Nueces County continues to develop, formal appeals with the appraisal review board (ARB) will continue to rise in importance. Despite quickly becoming one of Texas’ most in-demand counties, Nueces still has a small ARB of only nine members. As appeals increase, this small unit is crushed more each year. Still, they are a vital part in helping taxpayers take on the rising values of the Nueces County Appraisal District (NCAD). Join O’Connor’s Property Tax Protection Program™ today and get help with your formal appeal. There is no cost to join and you always get premium support. Enroll, relax and save.

Nueces County ARB

Each board is a three-person group of experts in appraisal, real estate, and more. Acting as an impartial jury, the board limits the power of NCAD by giving taxpayers a level playing field, where evidence is the only thing that matters. In 2024, there were 6,918 formal hearings, the second-most of all time. Thanks to increasing difficulty at the informal level, formal hearings will continue to rise in importance. O’Connor is here to help you win your case and we specialize in pushing appeals to the formal level if it is required to get the best deal. As one of the largest firms in the nation that specializes in property taxes, we have the resources and skills needed to get you the win.

Nueces County ARB Members

There were only nine members of the ARB in 2024, which means there were three total boards. There have only been nine members for the past decade, despite the need for appeals skyrocketing in the past few years. With three boards and 6,918 appeals, that translated into roughly 2,306 cases for every board in 2024. Eight of the members had prior experience, while only one new member was added.

Texas property owners should protest annually To avoid a surprise-increase in property taxes. This happens when the notice of value was lost. A large error in a home value is difficult to fix if not corrected through the normal appeal process.

Days with a Hearing

Proving that the board is overworked, 2024 set a record with 71 days of hearings. 2023 had been the previous high-water mark with 66. With no additional numbers, the days will only increase, as the board must meet until every single case is heard. Most counties have expanded in recent years thanks to the growing usage of formal protests, yet Nueces has remained steadfast. Hopefully, the county will open the books to new members, helping both taxpayers and the county.
